About the Role

Nationwide Director Of Maintenance Operations

Gorman & Company is seeking a Director of Maintenance Operations to serve as a strategic partner and support resource for maintenance teams across our nationwide property management portfolio. This role is focused on strengthening field operations, developing consistent processes and training programs, ensuring compliance, and providing hands-on support to Regional Maintenance Managers and site teams. The ideal candidate is a collaborative leader who enjoys being in the field, mentoring teams, solving operational challenges, and helping communities perform at their highest level.

What You'll Do
  • Support maintenance teams across a nationwide portfolio by providing guidance, training, resources, and operational expertise.
  • Partner closely with Regional Maintenance Managers to strengthen maintenance programs, improve efficiencies, and drive consistent standards across all communities.
  • Travel extensively throughout the portfolio to conduct site visits, property inspections, operational reviews, training sessions, and team support initiatives.
  • Serve as the company's primary resource for HUD NSPIRE compliance, inspection readiness, appeals processes, and agency requirements.
  • Develop and implement maintenance SOPs, preventative maintenance programs, training materials, and operational best practices.
  • Lead maintenance procurement initiatives, vendor partnerships, and purchasing strategies to improve service delivery and maximize cost efficiencies.
  • Provide recommendations for repairs, replacements, capital improvements, and long-term asset preservation strategies across the portfolio.
  • Partner with operations teams to develop maintenance and capital budgets while identifying opportunities to improve performance and control costs.
  • Support major capital improvement projects, insurance claims, and property transitions, including newly developed communities entering operations.
  • Collaborate with Property Management, Construction, Development, and Asset Management teams to ensure maintenance operations align with company goals and resident experience standards.
What You'll Bring
  • 15+ years of maintenance, facilities, construction, or property operations experience, including leadership of multi-site portfolios.
  • 10+ years of experience within property management facilities leadership roles.
  • Demonstrated experience supporting maintenance operations across a large portfolio (at least 3+ states/nationwide) within a multifamily housing organization.
  • Strong knowledge of HUD NSPIRE standards, lender and investor inspections, compliance requirements, and appeals processes.
  • A leadership style centered around mentorship, collaboration, and helping field teams succeed.
  • Proven success developing SOPs, training programs, and scalable maintenance processes.
  • Experience within affordable housing communities strongly preferred.
  • Knowledge of RealPage and Smartsheet software preferred.
  • Bachelor's degree in Facilities Management, Construction Management, Business Administration, or related field required.
  • Valid driver's license, acceptable driving record, and ability to travel frequently throughout the portfolio, including overnight travel as needed.
Compensation & Benefits
