About the Role

Loan Processor – Business Purpose Lending

Remote | Full-Time | Truly Investor Capital

Division of Oaktree Funding Corp.

Role Summary

As our Loan Processor, you'll be the operational quarterback—overseeing loan file flow from signed term sheet to funding. You'll manage DSCR, fix-n-flip, bridge, construction, and rental portfolio loans with precision and urgency. Borrowers and internal teams depend on your attention to detail and proactive communication to keep transactions on track.

What You'll Do:

  • Handle full loan file lifecycle for private real estate investors—collecting borrower docs, credit, appraisals, title, insurance, etc.
  • Review every file for completeness and accuracy before underwriting—ensuring zero slip-ups.
  • Calculate key metrics like DSCR, LTV, ARV and verify budgets, rent rolls, entity docs, and exit strategies.
  • Order and track vendor deliverables (appraisals, title, inspections, insurance, credit).
  • Prepare and submit loan packages to underwriting and clear conditions quickly.
  • Coordinate closings with title agents, attorneys, and borrowers—confirm due diligence and wire instructions.
  • Provide daily pipeline updates and flag potential delays proactively
  • Ensure adherence to investor and regulatory guidelines (e.g., TILA, AML, state laws)

You Bring:

  • 2+ years in private/non-QM/commercial mortgage or investment loan processing.
  • Strong organizational skills—you juggle 30–60 files monthly with speed.
  • Expert in reviewing borrower, asset, and title documentation—spotting missing/incomplete elements efficiently.
  • Proactive issue resolver—able to catch gaps before they turn into delays.
  • Proficiency in Encompass or similar LOS, Excel, Word, Outlook.
  • Clear communicator—with loan officers, borrowers, underwriters, and vendors.
  • Adaptable, deadline-driven, and compliance-minded.

Nice-to-Haves:

  • Construction draw experience or familiarity with rehab/construction loan disbursements.
  • Exposure to DSCR or rental portfolio underwriting process.
  • Loan-level certification (e.g., CMP, Certified Commercial Processor).

Proficiency in Salesforce, Encompass, Excel, and loan guidelines (ours and industrywide)
