About the Role

Job Overview

Company: Integrity Construction Co Inc (Rockwell Park Management)

Location: Onsite (East End of Pittsburgh, PA)

Job/Employment Type: Full Time

Salary/Pay Rate: $25 to $35 per hour (based on experience)

Schedule: Monday - Friday, with seasonal and as-needed support for weather-related property needs

Property Type: Commercial and industrial campus

Mandatory Licenses & Certifications: Valid driver’s license preferred; no special certifications required

The Opportunity

This is a hybrid role that combines hands-on maintenance with property management and tenant communication, not just fixing things when they break. You’ll walk the grounds, spot issues before tenants notice them, close out tickets on your phone, and coordinate solutions with vendors and the property team, treating the property like it’s your own “baby.”

You’ll also be part of a creative, mixed-tenant community (artists, makers, coffee shops, grocery, tech, and more), helping keep an innovative environment running smoothly and making sure everyone feels supported and taken care of. You will be the onsite owner’s eyes, ears, and hands for a unique, multi-building commercial and industrial campus.

How You Will Make an Impact

  • Walk buildings and grounds daily to proactively identify issues and opportunities for improvement.
  • Own the work order process: receive tasks on your phone, prioritize, complete, and close out tickets with clear notes and photos.
  • Perform general building maintenance and minor repairs (lighting, leaks, hardware, patching) without needing step-by-step instructions.
  • Coordinate with vendors and the property management team when specialized repairs or services are needed.
  • Maintain regular, friendly communication with tenants; follow up on issues and confirm they’re resolved to their satisfaction.
  • Help plan and carry out preventative maintenance (filters, inspections, seasonal tasks) so problems are prevented, not just reacted to.
  • Support seasonal and event-related needs on campus (snow, storms, special tenant activities) to keep the property safe, clean, and welcoming.
  • Keep common areas, exterior grounds, sidewalks, and parking areas in “show-ready” condition at all times.

Required Qualifications & Experience

  • 2+ years of experience in property, facilities, or building maintenance in commercial/industrial or multi-building environments.
  • Proven ability to work independently, take initiative, and “own” a property without needing constant direction.
  • Comfortable using a smartphone and basic software to receive, update, and close out work orders.
  • Strong communication skills with tenants, vendors, and management; able to follow up and report back clearly.
  • Track record of spotting issues before they become problems and coordinating solutions.
  • Physical ability to lift, carry, climb ladders, and work indoors/outdoors in all seasons

Preferred Qualifications & Experience

  • Experience working in commercial or industrial property environments.
  • Experience with preventative maintenance programs and routine building inspections.
  • Familiarity with snow removal equipment, salting procedures, and seasonal exterior maintenance.
  • Ability to troubleshoot minor maintenance issues and determine when escalation to specialized vendors is needed.
  • Experience in a hybrid role combining maintenance with property/tenant coordination.
  • Experience in a creative or mixed-tenant campus environment.
  • Familiarity with work order/property management systems.
