The Opportunity

C Miller Construction, Inc. is seeking an experienced Commercial Construction Estimator to prepare accurate, competitive, and profitable estimates for commercial, hospitality, tenant improvement, and renovation projects.

This role is ideal for an estimator who understands the complexity of renovation work, can read plans and specifications closely, identify scope gaps, compare subcontractor bids, and support a clean handoff from estimating to operations.

You will work closely with company leadership, project managers, subcontractors, vendors, and suppliers to help build detailed estimates that support both successful bids and profitable project execution.

Position Summary

CMCI's Commercial Division is building its estimating function from the ground floor. This is a rare opportunity to shape how a growing commercial division bids, wins, and executes work, rather than stepping into a seat with someone else's systems already locked in. The Commercial Estimator will take ownership of quantity take-offs, cost estimating, and bid development for renovation, tenant improvement, and ground-up commercial projects, working directly with the Director to build repeatable, disciplined estimating processes rather than one-off spreadsheet work.

Most of the division's active work is out of state, which makes this an office-based role. You'll be estimating projects from drawings alone, with limited opportunity to walk the site. Precision in plan reading and a disciplined take-off process matter more here than field familiarity.

Key Responsibilities

•     Analyze blueprints, specifications, and project documentation to prepare accurate, timely cost estimates for commercial renovation, TI, and ground-up projects

•     Perform detailed quantity take-offs for concrete, sitework, finishes, and related scopes using ProEst

•     Solicit, evaluate, and level subcontractor and vendor quotes

•     Develop complete bid proposals and client-ready presentations

•     Build and maintain standardized cost code structures, assembly libraries, and estimating templates in ProEst

•     Identify risks, opportunities, and value engineering options during the bid phase

•     Incorporate travel, lodging, per diem, and other out-of-state cost factors into estimates where applicable

•     Maintain and mark up drawings in Bluebeam, including division-specific toolboxes and workflows

•     Maintain relationships with general contractors, suppliers, and subcontractors

•     Coordinate the handoff of awarded projects into Sage 100 Contractor with clean budget and cost code setup

Qualifications

We're less focused on a specific number of years than on whether you can read a set of plans accurately and think through a bid systematically. Recent construction management graduates with strong estimating fundamentals, as well as experienced estimators, are both encouraged to apply.

•     Background in commercial construction estimating, coursework, internship, or professional experience, with renovation, tenant improvement, and/or ground-up projects a plus

•     Strong understanding of construction methods, materials, and cost drivers across multiple trades

•     Ability to read and interpret construction plans and specifications with precision

•     Excellent analytical, mathematical, and organizational skills

•     ProEst experience preferred but not required; we're willing to train the right person on our system

•     Bluebeam proficiency a plus

•     Proficient with Microsoft Office Suite (Excel, Word, Outlook)

•     Self-starter comfortable owning a process end to end, not just executing steps handed down

•     Strong written and verbal communication for dealing with GCs, suppliers, and subcontractors
