Job Overview

The Opportunity

You will take ownership of the pre-construction process by building precise, competitive estimates for commercial and institutional projects. Reporting to the Director of Pre-Construction, your analytical skill and trade insight will directly impact company profitability and fuel long-term growth. You will serve as a core leader in identifying risk, forging strong trade partner relationships, and driving winning bid strategies.

How You Will Make an Impact

  • Prepare accurate, detailed material, labor, equipment, and subcontractor cost estimates from conceptual design through final bid documents.
  • Perform comprehensive quantity takeoffs across architectural, structural, civil, mechanical, electrical, plumbing, and fire protection scopes.
  • Evaluate subcontractor proposals, level competing bids, and identify scope gaps, exclusions, and assumption risks prior to submission.
  • Analyze drawings, specifications, addenda, and site logistics to identify constructability challenges and value-engineering opportunities.
  • Solicit and build strong working relationships with qualified vendors and specialty trade contractors across all divisions.
  • Present detailed bid packages, estimate summaries, and risk evaluations directly to executive management for final bid-day decisions.
  • Lead pre-construction handoff meetings with project managers to transfer bid assumptions, allowances, and budget commitments seamlessly.

Required Qualifications & Experience

  • Proven track record in construction estimating with strong knowledge of commercial means, methods, and trade responsibilities.
  • Advanced ability to read and interpret complex architectural, civil, structural, and MEPS drawings and specifications.
  • Exceptional mathematical, analytical, and bid-leveling skills with high attention to detail.
  • Strong communication and negotiation skills required to manage vendor pricing, subcontractor outreach, and tight deadlines.
  • High proficiency using Microsoft Excel and estimating takeoff software platforms.

Preferred Qualifications & Experience

  • 7-10+ years of construction estimating experience for a commercial General Contractor or Construction Manager.
  • Demonstrated experience estimating commercial and institutional projects in the $5M to $30M+ range.
  • Practical field construction experience and a background in conceptual budgeting or value engineering.
  • Proficiency with industry software including BuildingConnected, Procore, OST (On-Screen Takeoff), and MS Project or P6.
  • Bachelor's degree in Construction Management, Civil Engineering, Architecture, or related discipline.
