Estimator / Preconstruction Manager – Lead Preconstruction for 3i

The Opportunity
You will serve as a strategic preconstruction leader driving estimates and bid strategies from conceptual design through project handoff. This role empowers you to build competitive pricing strategies, identify project risks, and secure profitable work within a culture that deeply values your expertise. You will directly impact 3i's growth by establishing trusted subcontractor relationships and delivering accurate, executable project solutions.
How You Will Make an Impact:
- Lead estimating and preconstruction efforts from early conceptual pursuits through final bid submission and award.
- Prepare comprehensive quantity takeoffs, detailed cost estimates, and value engineering recommendations to maximize project value.
- Develop bid strategies, solicitation plans, and detailed scope packages to secure optimal subcontractor coverage.
- Evaluate scope gaps, constructability challenges, and commercial risks before finalizing bid submissions.
- Support public-sector supplier diversity programs including M/WBE, SBE, and HUB requirements.
- Lead smooth project handoffs to field operations, detailing major assumptions, risks, and procurement priorities.
- Analyze historical job performance data against original estimates to continuously sharpen future pricing accuracy.
Required Qualifications & Experience:
- Minimum of 10 years of commercial construction estimating, preconstruction, or cost control experience.
- Demonstrated expertise in managing multiple bid pursuits independently within tight, deadline-driven schedules.
- Deep understanding of CSI divisions, construction drawings, specifications, means and methods, and cost drivers.
- Working knowledge of delivery methods including CMAR, CSP, hard bid, and negotiated projects.
- Technical proficiency in Procore, Bluebeam Revu, On-Screen Takeoff (or equivalent), and Microsoft Excel.
Preferred Qualifications & Experience:
- Bachelor's degree in Construction Management, Engineering, Architecture, or a related field.
- Estimating experience on public-sector projects including K-12, municipal, government, aviation, or higher education facilities.
- Direct hands-on experience with RSMeans, Gordian, BuildingConnected, or ConstructConnect.
