The Opportunity
Osman Construction Corporation is seeking an experienced Commercial Project Manager to manage commercial construction projects throughout the Chicago metropolitan area.
In this role, you will oversee projects from preconstruction and planning through execution and closeout, working closely with Superintendents, subcontractors, owners, architects, vendors, and internal leadership to keep projects on schedule, within budget, and aligned with contractual requirements.
This is primarily an office-based position in Arlington Heights, with regular visits to active project sites throughout the Chicagoland area as project needs require.
Projects may include ground-up construction, renovations, retail facilities, automotive dealerships, grocery environments, occupied facilities, commercial additions, and selected public work.
How You Will Make an Impact
- Manage commercial construction projects from initial planning through project closeout.
- Develop, maintain, and monitor project budgets, schedules, and major milestones.
- Coordinate closely with Project Superintendents to support field execution and resolve project issues.
- Manage subcontractor and vendor scopes, contracts, procurement, and project documentation.
- Review drawings, specifications, submittals, RFIs, and other contract documents.
- Coordinate RFIs and submittals with architects, engineers, owners, and field personnel.
- Review subcontractor proposals and change-order requests for scope, pricing, and contractual impact.
- Prepare, track, and manage owner and subcontractor change orders.
- Monitor project costs, commitments, forecasts, and financial performance throughout the project lifecycle.
- Lead or participate in project meetings with owners, architects, subcontractors, and internal teams.
- Identify scheduling, procurement, cost, quality, and coordination risks before they impact project performance.
- Support procurement of long-lead materials and coordinate critical project deliveries.
- Maintain organized project records and documentation using Procore or comparable construction-management software.
- Coordinate permitting, inspections, project documentation, and closeout requirements as necessary.
- Support punch-list completion, turnover documentation, warranties, and final project closeout.
- Maintain professional and proactive communication with clients, design teams, subcontractors, and company leadership.
- Partner with field leadership to maintain Osman Construction Corporation's standards for safety, quality, accountability, and customer service.
Required Qualifications & Experience
- 5+ years of commercial construction project-management or comparable construction-management experience.
- Demonstrated experience managing commercial construction projects.
- Strong understanding of commercial construction methods, sequencing, scheduling, and project coordination.
- Experience managing subcontractors, vendors, and multiple project stakeholders.
- Ability to read and interpret construction drawings, specifications, contracts, and submittals.
- Experience managing RFIs, submittals, change orders, procurement, and project documentation.
- Working knowledge of project budgets, cost tracking, forecasting, and financial controls.
- Ability to identify project risks and develop practical solutions before they impact schedule or budget.
- Proficiency with Procore or comparable construction-management software.
- Working knowledge of Microsoft Office, including Excel.
- Strong written, electronic, and verbal communication skills.
- Strong organizational skills with the ability to manage multiple priorities and deadlines.
- Ability to travel to project sites throughout the Chicago metropolitan area as needed.
Preferred Qualifications & Experience
- 7+ years of commercial construction project-management experience.
- Experience managing projects valued between approximately $500,000 and $20 million.
- Experience with ground-up commercial construction.
- Experience with retail, automotive dealerships, grocery environments, occupied-facility renovations, additions, or similar commercial projects.
- Experience managing projects involving site work and underground utilities.
- Experience working with both union and nonunion subcontractors.
- Strong Procore experience.
- Strong Excel and construction cost-management skills.
- Experience managing projects from preconstruction through final closeout.
- Degree in Construction Management, Engineering, Architecture, Business, or a related field is helpful but not required when supported by relevant experience.
- Field or trade experience is considered a plus.
