Property Manager | Commercial Real Estate
Location: Charlotte, NC | Portfolio includes Charlotte and Raleigh markets
Salary: $100,000-$130,000
Travel: Regular travel to Raleigh, typically a few times per month
About the Opportunity
We are seeking an experienced Commercial Property Manager to oversee a portfolio of retail commercial properties primarily located throughout the Charlotte metro area, with additional properties in the Raleigh market.
This role is responsible for the overall performance and day-to-day management of the assigned portfolio. The Property Manager will work closely with a Property Management Assistant as well as cross-functional teams including leasing, development, accounting, construction, and finance.
The ideal candidate brings strong retail commercial property management experience, financial acumen, excellent organizational skills, and the ability to successfully manage multiple properties and priorities.
Key Responsibilities
  • Manage the overall performance and operations of a portfolio of retail commercial properties.
  • Prepare, manage, and monitor property operating budgets and financial performance.
  • Oversee tenant improvements, capital improvement initiatives, maintenance, and repair projects.
  • Coordinate with third-party vendors and service providers to support property operations.
  • Partner with leasing, development, accounting, construction, and finance teams.
  • Monitor property management accounting and financial information to support sound business decisions.
  • Ensure properties are properly maintained while addressing operational and facility-related needs.
  • Support company-wide property management programs and initiatives.
  • Identify challenges proactively and develop practical, creative solutions.
  • Travel to properties within the assigned portfolio as needed.
Qualifications
  • Minimum of 5 years of retail commercial property management experience.
  • Strong knowledge of commercial facility maintenance and property operations.
  • Experience with property management accounting, budgeting, and financial analysis.
  • Advanced Microsoft Excel skills and strong overall technical aptitude.
  • Bachelor's degree or equivalent relevant professional experience.
  • Strong organizational, communication, and interpersonal skills.
  • Self-motivated with the ability to manage multiple priorities independently.
  • Strong financial aptitude and problem-solving skills.
  • Ability and willingness to travel regularly between the Charlotte and Raleigh markets.
  • Professional designation such as CSM, CPM, or CCIM preferred.
  • Comfortable adopting new technology and exploring innovative tools, including AI, to improve processes and support business solutions.
