Project Manager – Lead Commercial and Public-Sector Construction for 3i

Job Overview

The Opportunity

You will serve as a key operations leader, driving commercial and public-sector projects from preconstruction handoff through final closeout. This role empowers you to exercise full ownership over project success while working within a collaborative culture that deeply respects your ideas and professional growth. You will make a visible impact by protecting client relationships, project schedules, and safety-first construction excellence.

How You Will Make an Impact

  • Serve as the primary day-to-day leader for project owners, architects, projects teams, and working with the superintendent and trade partners to align objectives and execute scope.
  • Drive project planning, startup, and procurement strategies while continuously monitoring field sequencing and constraints.
  • Manage financial performance by overseeing budgets, GMPs, cost-loaded schedules, monthly payment applications, and change order processes.
  • Enforce rigorous project controls, including RFIs, submittals, and public-sector compliance standards within Procore.
  • Assess complex project challenges independently, delivering proactive solutions that safeguard budget, schedule, and quality targets.
  • Direct all final closeout activities including punch lists, inspections, bond compliance, O&M manuals, and warranty turnover.

Required Qualifications & Experience

  • Minimum of 7 years of relevant construction management experience overseeing commercial or public-sector projects.
  • Active OSHA 30 Certification and Procore Project Management License.
  • Proven track record managing public-sector projects such as K-12, municipal, government, or airport facilities.
  • Strong technical proficiency in Bluebeam, Microsoft Project, and Microsoft Office Suite.
  • Demonstrated ability to interpret construction drawings, administer complex contracts, and manage public/bond compliance rules.

Preferred Qualifications & Experience

  • Bachelor’s degree in Construction Management, Engineering, or a related field.
  • Project Management Professional (PMP) Certification.
  • Hands-on experience with CMAR and CSP project delivery methods.
